Exactly where is Invermoriston?

Invermoriston is situated in the Great Glen, on the banks of Loch Ness, 40 miles from Fort William and 25 miles from Inverness, where the road to Skye leaves the A82. It is well situated for exploring the Highlands easy access to spectacular Highland scenery as well as tourist attractions. See the area information page for more about what to do and see.

What kind of weather can I expect?

Impossible to answer. The Highlands can produce all kinds of weather conditions, sometimes in one day. What you can be sure of is the whatever the weather, the scenery has an ever changing character that you will always remember. Don't discount spring and autumn; late September and October can be especially striking with the autumnal colours and morning mists. Contrary to popular myth, it doesn't always rain in the Highlands and the weather is often very local so that within a 10 mile drive you might find sunshine even if you left rain behind.

Can I bring my pet?

Do you allow smoking in the studios?

Since March 26th 2006 it has been illegal to smoke in public places in Scotland. The Studios are covered by this legislation and therefore smoking inside is strictly forbidden.

Do you have Internet Access?

Yes. The Studios have wireless Internet Access for guests, at a modest charge based on time. There is also a computer in the Dining Room which guests may use on request.

Do you provide linen and towels for self catering guests?

Yes we provide all the bed linen, bath and hand towels and tea towels that you will need for your stay, at no additional cost to your rental charge.

What kind of heating do the studios have?

The studios have full oil fired central heating by radiators. Each studio has its own room thermostat so you can adjust the temperature for your own comfort. Shower are mains pressure with thermostatic mixer valves and adjustable spray heads.

Why are there two breakfast option for B&B guests?

Although the studios have kitchens and are equipped for self catering use, we recognise that some guests, such as walkers on the Great Glen Way, don't want to cater for themselves, particularly for 1 night only, so we offer a B&B service inclusive of breakfast. But we also know that some guests like the flexibility of their own self contained space without the constraint of a dining room timetable. So we decided to offer our "Breakfast Basket" with all that is needed to prepare your own breakfast when you want it. See the B&B page for details. This means you can leave early if you want, or even eat it the night before. But for those guests who want us to do the work we offer a traditional B&B breakfast in the dining room in our house. The choice is yours.

As a B&B guest, can I use the kitchen to cook an evening meal?

Bed and Breakfast guests are welcome to use the kitchen facilities including toaster and microwave at no extra charge. Full use of kitchen including hob and oven by B&B guests is subject to an additional charge of £5 per night. We do ask that kitchens are left clean and tidy, as on arrival.

Are there any charges in addition to the rental?

All electricity and heating is included. Self Catering guests may order breakfast at any time at £5 each. We charge £2 per load for use of washing machine or tumble dryer. A £5 per night charge applies to B&B guests who have full kitchen facilities including use of hob and oven.

Can I come for a short break?

Most certainly. The Studios are specifically intended for use as short break accommodation throughout the year. Subject to availability you can start your stay on any day of the week.

How far is the nearest shop?

The Glenmoriston Stores has both Post Office and shop and is 500m from the studios with a selection of everyday items. There are supermarkets and "big town" shops at Inverness 25 miles from Invermoriston and a range of smaller shops 6 miles away at Fort Augustus, including take aways and a butcher.

Is there anywhere to eat out?

There is a choice of two places to eat in the village. The Glenmoriston Arms Hotel has both hotel dining room and a Tavern/Bistro that serves bar meals (subject to season). The Glen Rowan Restaurant is open all day including evenings. And the Redburn Cafe (5 miles on the Skye Road) does takeaways to order.

There are several choices of places to eat in Fort Augustus.

What public transport is available?

Scottish Citylink runs bus services several times daily between Fort William, Inverness and Skye that call at Invermoriston. You can download timetables at http://www.citylink.co.uk

The nearest rail station is at Inverness (25 miles) with links to Glasgow and the South. Airports are at Inverness and Glasgow.

Taxis are available at Fort Augustus.

How do we book?

Our tariff & booking page has all the information you need in order to book including our terms & conditions, as well as how to contact us.

We ask for a deposit of £15 or £20 per studio per night, depending on season, with your booking; the balance is payable on arrival. We will hold a provisional booking for one week pending receipt of deposit. Please contact us to confirm availability before sending a deposit.

We will send you confirmation of your booking and directions etc before your date of arrival.

What happens if I have to cancel?

If you have to cancel we will refund your deposit if you notify us in writing or email of your cancellation more than 7 days before the date of your scheduled arrival or 14 days for stays of more than 5 nights.

Do you take bookings all the year round?

Yes, the Studios are open all year.
